Singapore Q1 2026 Property Market Cools as HDB Resale Prices Dip
Singapore's property market showed clear signs of cooling in the first quarter of 2026, with two key segments experiencing a notable slowdown. According to flash data from the Urban Redevelopment Authority (URA), private residential property prices rose by just 0.3% quarter-on-quarter. This marks the third consecutive quarter of deceleration and represents the slowest growth rate in six quarters, easing from the 0.6% increase recorded in Q4 2025. In a more significant shift, the public housing sector saw a rare downturn. The HDB resale price index dipped for the first time in nearly seven years, indicating a softening in the highly resilient public market. Despite this overall dip, the number of million-dollar HDB flat transactions continued to rise, suggesting a nuanced market with high-value units still in demand. The cooling was not uniform across all private property types. A major contributor to the overall moderation was the performance of the landed homes segment. After a strong 3.4% increase in the previous quarter, landed property prices fell by 1.8% in Q1 2026. In contrast, the Outside Central Region (OCR), typically associated with mass-market condominiums, was reported to have outperformed the Core Central Region (CCR) and Rest of Central Region (RCR). Analysts suggest that economic factors and a significant supply of 4,575 private residential units being tendered out are influencing the market's trajectory, driving a more cautious demand.
